The Three Massachusetts Energy Codes

Every Massachusetts community is on one of three residential energy codes. Use the city directory below to see which applies to your project.

Base Code

  • Statewide minimum (IECC 2021)
  • No Stretch/Specialized HERS targets
  • Blower door & duct testing still required

Stretch Code

  • 225 CMR 22.00 — most towns
  • New homes HERS-rated to target
  • Higher performance than base

Specialized Code

  • Net-zero-ready appendix
  • Pre-wiring, solar-ready, all-electric
  • The most demanding tier

HERS, Blower Door & Duct Testing

Under the Stretch and Specialized codes, new homes must earn a verified HERS Index and pass a blower door test (≤3.0 ACH50) and duct leakage test (≤4 CFM25 / 100 sq ft). We handle all three, documented for your building department.
