Accessory Dwelling Units (ADUs)
With Massachusetts’ statewide ADU law now in effect, new accessory dwelling units qualify under the single-family new-construction program above. A detached, all-electric ADU can earn the $7,500 base incentive, and units built to the ENERGY STAR NextGen tier (HERS ≤45) can reach $15,000. Eligibility: the renovation must cover 50%+ of the existing home, or the addition must add at least 500 sq ft. A preliminary HERS site visit is required before construction or demolition begins. Whole-home heat-pump adders up to $13,500/unit are available on the all-electric pathways.

Passive House projects also qualify for a $5,000 feasibility-study incentive and up to 75% of energy-modeling costs ($500/unit, $20,000/project max). Equipment adders (heat-pump water heaters, ground-source heat pumps, induction cooktops, and more) stack on top.
Federal Tax Credits — 2026 Status
- 45L New Energy Efficient Home Credit ($2,500 ENERGY STAR / $5,000 Zero Energy Ready) — ended for homes acquired after June 30, 2026. Builders whose homes were acquired on or before that date may still be able to claim it.
- 25C Energy Efficient Home Improvement Credit — ended for property placed in service after December 31, 2025.
- 25D Residential Clean Energy (solar) Credit — ended for expenditures made after December 31, 2025.
