What Builders Should Know About the MA Specialized Code

A growing number of Massachusetts communities have adopted the Specialized Opt-in Energy Code, which pushes new construction toward net zero ready and electrification ready outcomes.

How It Differs

The Specialized Code builds on the Stretch Code with additional requirements around very low HERS targets, electrification readiness, and in many cases pre wiring or pre plumbing for future solar and electric systems.

Electrification Readiness

Even where a project uses some fossil fuel equipment, the code often requires that the home be ready to switch to electric systems later, including panel capacity and dedicated circuits.

Verifying Compliance

A HERS rating remains central. The rater models the design against the stricter target and confirms results through field testing. Requirements vary by municipality, so confirming local adoption is essential.
