What Is a HERS Rating and Why It Matters in Massachusetts

If you are building or renovating a home in Massachusetts, you have probably heard the term HERS rating. Understanding what it measures helps you make smarter decisions about energy efficiency, comfort, and long term operating costs.

What the HERS Index Measures

The Home Energy Rating System, or HERS, is the industry standard for measuring a home’s energy performance. A certified rater evaluates the building and assigns a numeric score on the HERS Index. A lower number means a more efficient home. A standard new home built to code scores around 100, while a net zero home can reach zero.

How a Rater Calculates Your Score

The score is based on a detailed analysis of insulation levels, air tightness, window performance, heating and cooling systems, water heating, and more. Field testing such as a blower door test and duct leakage test feed real measured data into the energy model rather than relying on assumptions.

Why It Matters Here in Massachusetts

Massachusetts has some of the most demanding energy codes in the country, including the Stretch Energy Code and the Specialized Code adopted by many municipalities. A HERS rating is frequently the pathway used to demonstrate compliance, and a strong score can also unlock Mass Save incentives and improve resale value.

Getting Started

The best time to involve a rater is early, during the design phase, so efficiency targets can be planned rather than retrofitted. If you have a project in the works, reach out for a free consultation and we will walk you through the requirements for your town.
